Dilip Kumar's Iconic 71-Year-Old Sea-Facing Pali Hill Bungalow Sold for ₹172 Crore.
The late Bollywood icon Dilip Kumar's opulent sea-facing bungalow at Pali Hill, Mumbai, has been sold for an impressive Rs 175 crore! Originally slated for demolition, the mansion has instead been transformed into a luxurious apartment.According to property registration documents from Zapkey.com, the sea-facing triplex apartment has been acquired by a company named Apco Infratech Private Limited.
Dilip Kumar's 71-year-old, sea-facing bungalow in Pali Hill has been sold for Rs 172 crore.
The triplex apartment spans the 9th, 10th, and 11th floors of the building, providing a generous carpet area of 9,527 square feet. It was acquired at an impressive rate of Rs 1.62 lakh per square foot. Beyond the purchase price, the stamp duty amounted to Rs 9.3 crore, with an additional registration fee of Rs 30,000.
In 2023, the Ashar Group from Thane initiated a significant renovation project for a bungalow, aiming to transform it into a luxurious 10-11 story residential building, accompanied by a museum dedicated to Dilip Kumar, who passed away in July 2021.
Kumar had originally purchased the bungalow from Abdul Latif in September 1953. However, following his marriage to Saira Banu in 1966, Kumar moved out to live with his wife.
The redevelopment project, named ‘The Legend,’ will feature upscale 4 and 5 BHK apartments. Additionally, the project will house a 2,000-square-foot museum in memory of the late superstar.
In 2016, Kumar entered into a development agreement with Ashar Group, initiating this luxury project. The developer announced in 2023 that the building would comprise 15 high-end apartments. The project is expected to be completed by 2027 and could potentially generate revenue of Rs 900 crore.
Kumar's Pali Hill bungalow was embroiled in several legal disputes, as his family accused a real estate company of falsifying legal documents to seize the property. However, in 2017, Saira Banu confirmed they had regained possession of the bungalow, resolving the legal conflict.
The legend passed away in 2021. Over a career spanning more than four decades, the superstar earned the moniker 'Tragedy King' for his flair in portraying despondence on screen. Some of his most notable works include 'Devdas', 'Mughal-e-Azam', 'Ram Aur Shyam', 'Amar', 'Naya Daur', and 'Shakti'.
His widow, the yesteryear actress Saira Banu, frequently pays tribute to Kumar through her Instagram posts. Earlier this month, she became emotional as she commemorated Dilip Sahab on the occasion of his third death anniversary. "You see, Sahib was the greatest actor of all time. He had absolutely everything at his disposal, yet not many people know that he suffered from severe insomnia. Before our marriage, even after taking pills, he would remain awake until dawn. However, once we got married and became indispensable to each other, he started sleeping just in time. He even gave me a cute nickname, endearingly saying, 'Saira, you are my sleeping pill, you are my pillow.' To this day, I burst into laughter remembering the charm with which he would say it,” she wrote.
